It's not just about square footage or what you paid — it's about a combination of factors that the market responds to right now. Here's what matters most.
The single biggest driver of home value. School district ratings, proximity to shopping and dining, neighborhood safety, and overall desirability all play a major role. Two identical homes a mile apart can have dramatically different values based on location alone.
The most objective measure of value: what similar homes in your area have actually sold for in the last 3–6 months. Appraisers and agents look at comps with similar square footage, age, condition, and features to establish a realistic price range for your home.
Square footage matters, but so does how that space is used. Open floor plans, functional layouts, and usable square footage (finished living area vs. garage/storage) all factor into value. Buyers pay more per square foot for well-designed spaces.
A well-maintained home commands a premium. Kitchen and bathroom updates, a newer roof, modern HVAC, and updated flooring all contribute to value. Deferred maintenance or outdated systems can significantly reduce what buyers are willing to pay.

In Florida especially, yard space, pool, and outdoor living areas carry significant value. Corner lots, waterfront or pond views, and large usable lots all command higher prices than comparable interior lots.
Real estate has seasonal patterns. Spring and early summer typically bring more buyers, more competition, and stronger offers. Listing at the right time can meaningfully impact both how quickly your home sells and the price you receive.
